Summary of terms:

  • Short Sale: Requires short sale approval from the lender or loan servicer. Amount owed to the lender exceeds current market value of the property. The owner does not have the cash to satisfy the difference. Status may or may not be in pre-foreclosure. If the lender approves, they agree to recover an amount less than what is owed on the mortgage.
  • Pre-foreclosure: A Property owner has received a notice of default and foreclosure is forthcoming.
  • Foreclosure: The bank has taken actionable and possibly judicial steps to foreclose on the property. A trustee schedules the property for auction at the local courthouse.
